New Community The Oasis at Indio

On the Horizon; A New Community Is Taking Shape in Indio:
What to Know About “The Oasis at Indio”

A major new vision is emerging in North Indio, and it’s one that could meaningfully reshape the surrounding area over the coming years. Spanning roughly 183 acres between Avenue 42, Monroe Street, and the I-10 corridor, The Oasis at Indio is moving steadily through the city’s planning and environmental review process. While still early in entitlement, this master-planned concept is already attracting attention for both its size and its forward-looking design.

Behind the project is BH Properties, a seasoned Los Angeles–based developer with a national portfolio of residential, commercial, and industrial assets. Their involvement adds weight to the scope of what’s being proposed.

A Flexible Mixed-Use Vision for North Indio

The Oasis is designed as a mixed-use community that combines residential living, commercial conveniences, and light-industrial employment space. One standout feature is the flexibility built into the multi-family housing element. Depending on final approvals, this portion could include roughly 1,200 to over 3,000 multi-family units, and BH Properties has structured the plan to accommodate either:

The residential mix includes options for Rental apartments retained by the developer, For-sale condominiums, or a A blended combination, based on market demand.

This adaptability gives the community long-term versatility and offers Indio a broader range of housing possibilities as the city continues to grow.

The commercial and light-industrial components round out the vision, bringing jobs, services, and daily conveniences together in one cohesive district.

Where the Project Stands Today

The Oasis at Indio

Site for Development

At the moment, The Oasis at Indio is in the environmental review and entitlement phase:  Community presentations and outreach meetings have already taken place.

No structures are approved yet, and the project remains conceptual until the entitlement process moves forward. Once approvals are secured, the developer will release detailed timelines, phases, and decisions on whether the first homes will be rentals or for-sale units.

Why This Matters for Homeowners and Buyers

Even before construction begins, developments of this magnitude shape the market:

The possibility of new for-sale condos may introduce modern, attainable housing to an area that needs it.  If apartments are built, nearby single-family neighborhoods may benefit from additional workforce housing close by.

New commercial and industrial uses translate to long-term job creation and local economic stability.

Adjacent communities—North Indio, Bermuda Dunes, and nearby La Quinta—often see appreciation as new infrastructure and amenities come online.

It’s a project that signals future value and ongoing momentum in Indio’s growth corridor.

A Project Worth Watching

The Oasis at Indio Concept

The Oasis at Indio is still in its early stages, but it represents one of the most significant planned communities proposed for the area in recent years. With its flexible housing mix, integrated employment space, and strategic location along the I-10 corridor, it’s well positioned to influence how North Indio evolves.

As the entitlement process progresses, I’ll continue following updates, timing, and final decisions on product type. Projects like this don’t develop overnight—but they often become defining anchors of the communities they join.
